Who are your clients, and what's the biggest advantage they receive by working with SitusAMC?
My team is dedicated to one European investment bank that is very active in commercial real estate. Based in London and Ireland, we serve as an extension of the bank’s internal team. The bank is focused on originating deals, expanding the number of loans they have with each client, and growing their client base. We effectively give the bank the benefit of prioritizing origination and client relationships, because we manage everything that happens after origination. We run cash flows, respond to day-to-day requests, ensure compliance, prepare information, analyze reporting, evaluate risks and present proposals and requests to the credit committee, among other tasks.
Describe some of the ways SitusAMC augments the internal capabilities of clients.
We manage quite a large portfolio and have a bird’s-eye view of everything happening. Our client leverages our team’s expertise in asset management, geographies and sectors, which supports better performance. We provide knowledge of how those markets operate and how asset classes are performing, identifying patterns across assets in similar jurisdictions. We help mitigate risk by providing information about obstacles we encounter in countries where the bank is operating. The bank receives the benefits of our expertise and support, at a lower cost than assembling an internal team. And we can quickly hire and train personnel when the bank wants to expand.
What's the most important thing you want your customers to experience when they work with you?
We want the bank to know that the loans they originate are in safe hands. They can count on us to adapt flexibly to their management style, whether it’s operating more autonomously or with close oversight. Also that they can rely on us to expand support as needed. For example, when I started, we were primarily focused on quarterly and annual reporting, and sometimes spoke with borrowers. These days, we are much more involved with the bank’s credit committee. We write all the requests, memos and proposals; can help with re-underwriting or restructuring credit memos; do cash flow analysis and other risk analysis; and speak regularly with borrowers. Our role and responsibilities are constantly evolving, especially in turbulent economic environments and amid changing regulatory schemes. We want the bank to feel reassured that they are carefully managing risks, that they are ticking all the boxes, so they can focus their attention on business development.
